We are open Monday through Friday 8:00 am to 6:00 pm, and Saturdays from 9:00 am to 5:00 pm.

University of Colorado Boulder Student Fall Preleasing Checklist
For students at the University of Colorado Boulder, finding housing for the fall semester is an important task. However, finding a fall pre-lease does not have to be stressful. Below are all the key elements you will need to make your prelease hunt as stress free as possible! Let the Fall Preleasing begin!
1– Define what it is you (and your roommates or housemates) are looking for in a place to live.
√ What areas would you consider living in?
√ How many bedrooms and bathrooms are you looking for?
√ How much can you afford?
√ Do you have pets?
√ What kinds of amenities are MUST HAVES?
2– Register for Fall Preleasing properties and availability as soon as possible.
√ Once you have identified your ideal place to live, and you have all your roommates in agreement, now is the time to take action. Call or stop by our office ASAP and register for fall preleasing. It’s never too soon to register. We will track properties as soon as they come available and notify you. The sooner you get started the better selection you will have.

√ Get to know your leasing agent. The more that you know them; the more that they know you! Make sure they know you are serious about renting a place, and stay in touch. That way, when a great place comes up, you’re the first one they call!
3– Be Prepared!
√ Have your rental application ready to go
√ Get your deposit funds put together (typically one month’s rent)
√ Application fees are usually required (depending on the property)
√ Parental guarantees: Parental guarantees are typical for students trying to rent out single family homes. Either get them signed early, or make sure your parents are prepared to sign one. And remember, parental guarantees must be notarized.
4- Decision Makers are Crucial
√ Showings are typically only set up if all of the decision makers are present at the first showing. Multiple showings are not likely due to how quickly fall pre-lease properties are rented.
√ So, make sure that you are prepared with the items listed above at the time of the showing to improve your chances of renting the property that you want.
5– Once you have been approved:
√ Set up a time you and your roommates can sign the lease
√ Make sure you keep a copy of the Check-In/Check-Out sheet to have on hand when you move in in the fall. This is to document any prior damage to the home that you do not want to be responsible for at move-out.
√ Ask your rental agent for a “Get Connected” sheet that has all the information you need to transfer the utilities into your name when it is time to move in. It also has other helpful numbers various offices in Boulder, Boulder County and Denver.
√ The landlord does not carry insurance for your personal belongings so you will need to get a renters insurance policy.
√ Relax!! Once all the paperwork is out of the way for your fall pre-lease, you can focus on classes and enjoying your spring semester at the University of Colorado!
